One of the most common questions we get in Central Ohio is whether soft washing or pressure washing is the right choice for a home. The answer depends entirely on the surface and the type of dirt or growth you’re trying to remove.
Soft washing: best for organic growth on delicate surfaces
Soft washing uses low pressure + professional biodegradable chemicals to kill algae, mold, mildew, and moss at the root. It is the right choice for:
- Vinyl, wood, fiber cement, and other siding
- Asphalt shingles and most residential roofing
- Wood and composite decks
- Stucco and EIFS in many cases
Benefits: thorough removal of growth, much lower risk of surface damage, and results that typically last longer because the organisms are killed rather than just blasted off the surface. Pressure washing: best for hard surfaces and embedded stains
Pressure washing (using appropriate pressure and nozzles) is the right choice for:
- Concrete driveways, sidewalks, and patios
- Brick and some stone hardscapes
- Some commercial or industrial surfaces

Surface-by-surface: which method your home actually needs
If you only read one part of this page, read this chart. Every exterior surface on a Central Ohio home falls into one of three buckets — soft wash only, soft wash preferred, or controlled pressure — and the deciding factor is always the same: what that surface does when water hits it hard.

What "low pressure" actually means
Soft washing is not a weaker version of pressure washing. It is a different mechanism. Pressure washing removes deposits with force. Soft washing kills growth with chemistry and dwell time, then rinses at roughly garden-hose pressure. That difference is also why a soft-washed house stays clean longer — the algae is dead at the root instead of knocked off the surface to regrow from whatever was left in the pores.
It follows that "what PSI do you use on siding?" is a poor way to screen a contractor. The better questions are what goes on the surface, how long it is allowed to sit, and how the landscaping gets protected while it does.
Two questions that decide the method
- Is the problem alive? Algae, mold, mildew, moss, and lichen are organisms, and organisms are killed with chemistry. Dirt, oil, tire marks, and road film are deposits, and deposits come off with force.
- Can the surface take force? Flatwork can. Anything vertical, painted, coated, fibrous, or lapped generally cannot.
Answer both and the method picks itself. Nearly every damaged-siding story in this trade traces back to skipping the second question — most often on a house wash or a shaded, algae-covered roof where the homeowner was quoted on price alone.

- Using high pressure on siding or roofs — causes damage, peeling, and water intrusion.
- Using only pressure on algae-covered surfaces — removes the top layer but leaves roots, so growth returns quickly.
- Using the wrong chemicals or no chemicals at all — leads to poor results and wasted time/money.
