What exterior cleaning will not fix

Worth saying plainly, because it is the most common gap between what a homeowner pictures and what a wash actually delivers. None of these are failures of the clean — they are conditions of the material underneath:

• Chalky, faded, or oxidized vinyl and aluminum siding. Cleaning removes the growth and the film; it does not restore pigment that has already burned out of the surface.
• Concrete that is etched, spalling, or has flaked from de-icing salt. The stain lifts; the missing surface does not come back.
• Deep rust in porous stone or old, fully absorbed oil in unsealed concrete. Both usually lighten considerably rather than disappear.
• Shingles that have already lost their granules. Soft washing stops further algae damage but cannot replace the protective layer that is gone.
• Peeling paint or failing caulk. A wash will find these problems and often make them more visible — which is useful before repainting, and disappointing if you expected the opposite.
