Pressure Washing & Soft Washing FAQs — Columbus, OH

Straight answers about cost, safety, results, and hiring a local exterior cleaning crew.

Cost & Estimates

How much does house soft washing cost in Columbus?

Most single-family homes run $350–$900 depending on size, stories, and whether you include roof or other surfaces. Driveway cleaning is typically $150–$400. We always provide free written estimates.

Is soft washing worth it?

Yes for most homes with algae or mold. It restores appearance, prevents long-term damage from trapped moisture, and improves curb appeal for selling or pride of ownership — often at a fraction of repainting or re-roofing cost.

Are estimates free?

Yes — always free, written, and no-obligation. We can often quote from photos if you prefer.

Where can I see typical prices for each surface before asking for a quote?

Our Columbus pressure washing cost guide breaks typical market ranges out by home size and by surface — house, driveway, deck and patio, and bundled packages — along with what a quote should list and what it usually leaves out. Those figures are general market data for planning, not a quoted rate; the only number that is actually yours is a written estimate for your property.

Soft Wash vs Pressure Wash

What is the difference?

Soft washing uses low pressure + biodegradable chemicals to kill and remove organic growth safely on siding, roofs, and decks. Pressure washing uses higher pressure and is best for concrete, brick, and driveways where mechanical cleaning is needed.

Will pressure washing damage my siding or roof?

High pressure on the wrong surfaces can. That’s why we use soft washing for most house and roof work — it’s effective and safe when done by professionals.

How long do results last?

Typically 1–3 years in Central Ohio, depending on exposure, shade, and maintenance. Many clients schedule yearly touch-ups for best appearance.

Which parts of a house should never be pressure washed?

Anything that water can get behind or that has a soft or coated surface: vinyl and aluminium siding, painted wood trim, stucco, window screens and seals, and asphalt shingle roofs. High pressure drives water behind siding, lifts paint, and strips the protective granules off shingles. Those surfaces are soft washed with solution and dwell time at low pressure. Pressure belongs on dense flatwork such as poured concrete, brick, and pavers. Our guide to soft washing vs pressure washing goes surface by surface.

Roof Streaks, Sealing & Timing

What are the black streaks on my roof?

Almost always a cyanobacteria called Gloeocapsa magma, not dirt or mildew. It feeds on the limestone filler in asphalt shingles and grows where a roof stays damp longest, which in Central Ohio means north-facing slopes and planes shaded by mature trees. It spreads downhill with rain, which is why it forms vertical streaks. Our guide to black roof streaks and Gloeocapsa magma explains why it keeps coming back when it is only rinsed off.

Will cleaning my roof void the shingle warranty?

Pressure washing is the real risk, because it strips the granules the shingle depends on. The low-pressure approach soft washing follows is the one roofing-industry guidance (ARMA) points toward, but warranty wording varies by manufacturer and product line, so always check the cleaning clause in your own warranty before any work. We cover what to look for in whether roof soft washing affects a shingle warranty.

Should I seal my driveway or pavers after they are cleaned?

It is optional, never required, and always a separate visit, because the surface has to dry fully before a sealer goes on. In Central Ohio's freeze-thaw climate it can be worth it on concrete that takes road salt, and on pavers it only works if the joint sand flushed out during cleaning is replaced first. See when sealing concrete and pavers is worth it in Central Ohio.

What is the best time of year to wash a house in Central Ohio?

Late spring, once the pollen has come down, through mid-autumn. Spring is the busiest booking window, autumn is usually the easiest, and residential work largely pauses in winter because rinsing below freezing is a slip hazard and forces water into concrete right before it expands. More detail in the best time to pressure wash a house in Ohio.

How often does siding need washing compared with the roof?

They run on different clocks. Siding on a shaded Central Ohio home often needs attention every 12–18 months, while many roofs hold for 2–4 years after a proper soft wash; sunny, exposed homes can go longer on both. When the two schedules line up, doing them on one visit costs less than two trips. See how often you should soft wash your house.

My HOA sent a letter about dirty siding or roof stains. How much time do I have?

Usually more than the letter implies. Under Ohio's ORC 5312.11 you have 10 days from the notice to request a hearing, the association must give at least 7 days written notice before acting, and it cannot levy a charge before a hearing you have requested takes place. Our guide to responding to an HOA letter about your siding walks through the procedure and how to close the violation out.

Safety & Process

Is it safe for my plants and landscaping?

Yes. We use eco-friendly, biodegradable solutions and take precautions to protect plants, windows, and fixtures. We cover or rinse as needed.

How long does the job take?

Most residential jobs (house + some concrete) are completed in a few hours. Larger or multi-surface jobs may take a full day.

Do you use bleach or harsh chemicals?

We use professional-grade, EPA-registered soft wash chemicals that are effective against algae and mold but break down safely. No harsh bleach left on surfaces.
